Who owns and manages Ormiston Rise Retirement Living?

Ormiston Rise is operated by the Tranquil Retirement Group, owned by the Wells family, who also own Tranquil Waters at Victoria Point.

For over two decades and across two generations, the Wells family business has been based in the Redlands, so all our decisions are made right here by committed people that you can talk to in person. The same goes for our dedicated staff, many of whom are locals themselves.

Are pets allowed?
We recognize that pets are part of the family, therefore two small existing pets are permitted, subject to approval.
Who can live at Ormiston Rise?
Ormiston Rise is designed for retirees or those over 65 years that are able to live independently. Living at Ormiston enables residents to enjoy all the normal aspects of living in your own home, but without the burden of home and garden maintenance that is required in your standard residential property.

Living at Ormiston Rise will provide the added reassurance of comfort, style, safety and security in a vibrant and caring community.
The team at Ormiston Rise is committed to providing all the right ingredients to make sure Ormiston Rise is a place you and your neighbours will treasure and enjoy for a long time to come.

How do I secure a villa?

You can secure your villa for a refundable deposit of $2,000 upon signing an application for a villa, allowing you time to arrange the sale of your existing home.

The amount of the purchase price varies depending on the villa size, number of bedrooms, floor plan style, location, aspect etc.

What type of villas are offered?
Ormiston Rise will comprise a range of architecturally designed villas, each offering you either one bedroom plus a study, two bedrooms or two bedrooms plus a study, 9ft ceilings, spacious living areas and fully air conditioned comfort. All villas are also designed with smart, modern, energy efficient feature inclusions. Detailed specifications are available.
What stamp duty is payable?
Nil. There is no stamp duty payable by the resident on the purchase of their home at Ormiston Rise. This is a considerable saving compared with a typical residential property purchase or a community title.
What is the type of ownership?

All residents will have a registered 99 year leasehold title to their villa which allows residents to enjoy the community facilities and services provided.

Most importantly, security of ownership is guaranteed by registration of the leasehold interest at the Land Titles Office and there is no stamp duty.

Ormiston Rise is governed by and registered under the Queensland Retirement Villages Act 1999.

Is there be an emergency call system in place?

Every home has an Emergency/Care Alert System with a pendant. This system is monitored 24 hours per day by registered nurses.

You will also have the option to purchase additional heart monitor and blood pressure monitor devices, amongst other products if needed.

What are the services and benefits covered by the General Services Fee?

The general services fee is designed to simplify household budgeting by incorporating many of the typical household costs into one regular charge.

Additionally, it also funds the ongoing operation of the facilities and services provided at Ormiston Rise, such as:

  • Building insurance
  • Council rates including refuse and water
  • Maintenance, repairs and cleaning of the community centre and common areas
  • Maintenance of the exterior of villas and most internal maintenance including appliances
  • Garden maintenance of villas and common areas
  • Fire protection
  • Wages and administration costs
  • Security and emergency call monitoring

The general services fee is charged per week and is payable on the 1st of the month, in advance via direct debit. The general services fee is reviewed annually.

The amount of the general services fee and the basis upon which is calculated may vary from time to time.

What other expenses am I responsible for?

Residents are responsible for internal cleaning and general housekeeping of your own villa.

You are also required to pay for your own electricity, phone bill, home contents insurance and if required, pay-TV and internet services.

What notable extras can I expect to be included in my home at Ormiston Rise?

Each home is fitted with individually controlled reverse cycle air-conditioning and ceiling fans as a standard inclusion, ensuring year round comfort.

Internet and pay-TV connections are also wired to all homes, giving you the option to connect to either service at any time.

Ormiston Rise will have an overall energy efficient rating of 7, with many appliances rating as high as 8. Modern technology is integrated into each home, offering both environmental and economical benefits to residents (See our Retirement Living Consultant for more information).

Will you accept an application for a villa “subject to the sale of my property”?
Yes, this is what happens in 98% of purchases.
How long will you give me to sell my property?
Firstly, we will confirm the expected settlement date. Once this has been provided to you, we will give approximately 60 days to confirm the sale of your property.
Will there be a “cooling off” period after signing, in case I change my mind?
Yes, there is a 14 day cooling off period. If you withdraw in this period your deposit paid of $2000 will be refunded to you in full.
What measures have been taken to ensure that Ormiston Rise is safe and secure?
The team at Ormiston Rise is committed to making sure that all of the facilities and services offered reach the most stringent safety and security standards, thus ensuring your peace of mind.

Security gates are installed at the main entrance and when your friends visit, they can buzz your home and you can check their identity via the CCTV intercom on your TV.

You will also have a remote control for electronic access to the village. Security cameras are located around the property.

Can family and friends stay?
Yes, grandchildren, family and visitors can stay for a maximum of 21 days unless otherwise arranged with management.
Is there visitor and caravan parking?
Yes, convenient visitor car parking will be available throughout the village. Parking for caravans and boats, is allocated on a ‘first in’ basis subject to availability.
Can I still work if I live at Ormiston Rise?
Of course, you can be working, part retired or fully retired, it’s your choice.
Is a community centre available to socialise with other residents and friends?

Yes, we have an amazing newly built Community Centre featuring:

  • Residents lounge
  • Billiards room
  • Library/computer room
  • Community area
  • Outdoor heated swimming pool
  • Barbeque area
  • Allied health rooms for visiting health professionals
  • Gymnasium
  • Residents’ bar
  • Hair salon
  • Coffee facilities
Where are the closest shops?
A café, bakery and casual restaurant are only a short walk from the village on the corner of Wellington St and Sturgeon St.

It is a short drive to Cleveland and Raby Bay Marina precinct with harbourside dining and shopping.

Is there public transport nearby?
There is a bus stop out the front of the village on Wellington Street. The passing Translink bus travels to Brisbane CBD via Alexandra Hills and Cleveland.

The Ormiston train station is less than a kilometre away.

A village bus to take residents on outings and to local shopping centres is also available to residents.

What about future care needs?
There will be a range of options available to residents. The villas are adaptable – and therefore can cater for changing needs – including care being brought in.

A choice of personal care services to in-home care packages are available as and when needed at Ormiston Rise, either as a government funded or as a private client on a user pays basis. These services can be provided by your current private provider or charitable aged care operator or we can help facilitate such services via our Health and Wellbeing Partner.

Whilst we do not provide any personal or aged care services, we have a preferred Health and Wellbeing Partner – Heather Hill who can offer a wide range of services to suit residents’ needs. (See our Retirement Living Consultant for more information).

What happens when I leave Ormiston Rise?
When you leave Ormiston Rise, you are required to give one months’ notice, agree on a selling price, remove your personal belongings, hand back your keys and we’ll take care of the rest.
What financial details apply when leaving Ormiston Rise?
When you vacate your villa at Ormiston Rise there is a fee payable (known as an Exit Fee) to the operator.

Exit Fees are a standard charge implemented throughout retirement communities in Australia. It is a deferred recovery of part of the costs associated with establishing the overall community and its infrastructure.

Delaying the fee until the end of your occupancy allows you the use of your money while you are living at Ormiston Rise rather than committing all your funds to provide for your accommodation.

The Exit Fee is calculated at the time of departure at a rate of 9% per annum of your original purchase price (ingoing contribution), capped at 4 years.

There are no other hidden, reselling, re-marketing, refurbishment or capital replacement fund expenses (See our Retirement Living Consultant for more information).
